This project involved the complete replacement and recladding of an existing box dormer on a residential property in Ardee, Co. Louth.
The original dormer had been incorrectly constructed using roof tiles on the flat roof section of the dormer, despite the pitch being too low for a tiled roofing system. Over time, wind-driven rain was able to penetrate beneath the tiles, resulting in water ingress, internal leaks, timber decay, and deterioration of the dormer structure.
During the strip-out process, additional issues were uncovered, including poor detailing, excessive use of silicone sealants, exposed fixings through visible metal surfaces, and inadequate flashing details.
The entire dormer was stripped back and rebuilt using a Vestis Anthracite 3D aluminium standing seam system. Both the dormer roof and vertical elevations were reclad to create a fully integrated architectural metal finish designed specifically for low-pitch applications.
The completed dormer features hidden fixings, correctly detailed flashings, and durable standing seam panels throughout, providing a clean contemporary appearance and long-term weather protection. The result is a modern, low-maintenance dormer designed to perform reliably in Ireland's climate for decades to come.
